What Landbase is — and isn't
Landbase reports verified parcel facts: what a parcel's zoning allows, its mapped constraints, the permits a project triggers, and the taxes and fees of record — every figure cited to the code section, schedule, or public record it came from. Everything it produces is screening-level, for informational purposes only. A Landbase report is not a bid, not an appraisal, not architectural or engineering plans, and not legal, investment, or other professional advice — and it is not a substitute for the jurisdiction, a licensed architect, engineer, appraiser, or attorney. Landbase does not predict construction costs, rents, sale prices, or investment outcomes; financial modeling of a project is yours to do, on your own assumptions.
You verify before you rely
Zoning codes change, parcels have site-specific conditions (critical areas, easements, title issues) we cannot see, and public records lag reality. You are responsible for verifying anything you rely on — with the city or county, and with your own professionals — before buying, selling, bidding, or building anything. The citations on every report tell you exactly where to double-check. You assume the risk of any reliance on the service.
As-is, no warranty, and the liability cap
Landbase is provided “AS IS” and “as available,” without warranties of any kind — express or implied — including any warranty of accuracy, completeness, merchantability, or fitness for a particular purpose. Features may change, break, or disappear during the beta, and reports may contain errors despite our verification work. To the maximum extent the law allows, our total liability for any claim arising out of the service is capped at the fees you actually paid us in the 12 months before the claim arose (during the free beta, that is zero), and we are not liable for indirect, incidental, or consequential damages — including decisions made on the basis of a screening report. If something looks wrong, tell us — that's what the beta is for.
Data sources
Parcel facts come from public Pierce County records; zoning values are encoded from the official municipal and county codes and re-checked against the primary text before they ship. Public records can lag reality, and the online codes can lag adopted ordinances. Citations on every report tell you exactly where to double-check.
Your account
Beta access is personal — don't share credentials or resell access. Don't abuse the service (scraping, bulk automated queries, or anything that hammers the county's public services through us). We may suspend beta accounts that do.
Governing law, changes, contact
